FindPoolOwners ("we," "us," "our," "FindPoolOwners") is operated by Langley Ventures LLC, a Texas limited liability company. This Privacy Policy explains how we collect, use, and disclose information in connection with our website (findpoolowners.com) and data product (collectively, the "Service").

Short version: We collect minimal info — your email (for delivery), your purchase payment data (handled by Stripe, not stored by us), and basic site analytics. We don't sell your personal info. The property records we sell are sourced from public records published by government property record offices. You can email hello@findpoolowners.com anytime to access, correct, or delete the personal info we have on you.

1. Information we collect

1.1 Information you provide

Email address — when you enter it in the radius tool or at checkout, so we can deliver your purchased CSV.
Payment information — collected and processed by Stripe, Inc. We do not see or store your full credit card number, CVV, or bank account info. We receive only a transaction reference, last four digits, and card brand from Stripe.
Support communication — if you email hello@findpoolowners.com, we retain the email thread.

1.2 Information collected automatically

Site usage data — IP address, browser type, pages visited, time of visit. Used to detect abuse and improve the site.
Cookies — Stripe sets cookies during checkout for fraud prevention. We do not set our own tracking cookies.

1.3 Information NOT collected

We do not collect your phone number, physical address, date of birth, social security number, or any other government identifier. We do not enrich data from third-party brokers.

2. The property data we sell

The pool home data we sell is sourced exclusively from public records published by government property record offices (county appraisal districts, county property appraisers, county assessors, and state-level property tax agencies, depending on the state). These are the same public records available to any member of the public under that state's public records statute. We process and aggregate this data; we do not create or supplement it from private databases.

If you are a property owner whose information appears in our delivered CSVs and you have concerns, please contact the county property record office for your home address directly — they are the official source and the only party that can update the underlying record.

3. How we use your information

To deliver your purchased CSV via email.
To process payment and prevent fraud (via Stripe).
To respond to support emails.
To notify you of order issues (e.g., delivery failures).
For aggregate analytics (counts of purchases, popular ZIPs, etc.).

We may also send you occasional emails about new FindPoolOwners features, new states or counties we've added, related products we launch, and best-practice tips relevant to pool service marketing. Every such email includes a one-click unsubscribe link. We honor unsubscribe requests immediately.

We do not:

Sell, rent, or share your email address or personal info with third parties for their marketing.
Send you emails for products or services unrelated to FindPoolOwners.
Track you across other websites.

4. Third parties we share with

Stripe, Inc. — payment processor. Receives your payment information directly when you check out. See Stripe's privacy policy.
Resend, Inc. — transactional email provider. Receives your email address and the contents of the order-delivery email. See Resend's privacy policy.
Cloudflare, Inc. — content delivery and serverless compute. Sees your IP address and request headers as part of normal CDN operation.

We do not share your information with marketing companies, data brokers, or advertisers.

5. Data retention

Purchase records: retained for 7 years (tax compliance).
Delivered CSVs: the file you download is generated on demand and held in our storage for 7 days to allow re-download. Then deleted.
Email correspondence: retained for 3 years.
Analytics logs: retained for 90 days, then aggregated and the raw data deleted.

Access the personal info we have on you
Correct inaccurate info
Delete your account and associated data
Receive a portable copy of your data
Opt out of email communications

California residents have additional rights under the California Consumer Privacy Act (CCPA / CPRA) including the right to know what personal information is collected, the right to opt out of "sale" or "sharing" of personal information (we do not sell or share), and the right to non-discrimination for exercising these rights.

EU and UK residents: we are not currently established in the EU/UK and do not specifically target users there. If you are an EU/UK resident and have purchased the Service, you have rights under GDPR/UK GDPR — contact us to exercise them.

7. Security

We use industry-standard practices: HTTPS site-wide, encrypted storage at rest, password-protected admin access, third-party processors (Stripe, Resend) that are PCI-DSS and SOC 2 compliant. No system is 100% secure; we cannot guarantee absolute security, but we work to minimize risk.

8. Children's privacy

The Service is intended for business users and is not directed at anyone under 18. We do not knowingly collect information from children. If you believe we have collected info from a child, contact us and we will delete it.

9. Changes to this policy

We may update this Privacy Policy from time to time. If we make material changes, we'll update the "Last updated" date above and notify customers who have made a purchase in the past 12 months via email.
