If you run a pool service business, you already know the problem: you want to mail postcards or door-knock the homes with pools in your service area, but the only way to find them used to be paying a list broker $500-2,000 for a stale spreadsheet, or driving around looking for backyards. Neither one scales.
Property records are public — every county appraisal office in the United States publishes them. The hard part isn't access; it's the work between download and usable list. Every county publishes its data in a different format, on a different schedule, with different field names and pool indicators buried in different tables. Pulling one county is a weekend. Pulling dozens and keeping them current is a full-time job.
That's the work you're paying for. We aggregate the data from every covered county, normalize it into one clean format, identify single-family homes with pools, geocode every address, refresh monthly, and put it behind a simple radius search. You pick an area, see the count, pay per pool, and get the full CSV in your inbox in 30 seconds. What would have been weeks of data wrangling becomes a 30-second purchase.
Every record is sourced directly from official government property records — county appraisal districts, county property appraisers, county assessors, and state-level property tax agencies, depending on how each state structures its records. We don't supplement with private data, scraped websites, or third-party brokers.

One CSV per purchase, containing — for every single-family home with a pool in your selected area — the owner's name, the property's full mailing address, the owner's mailing address (often different from the property address when the property is a rental), the year the home was built, the square footage, the most recent market value, the account/parcel number for future lookups, and the property's latitude and longitude. Roughly 14 columns. Sorted by street so a mail house can batch-process it without sorting.
FindPoolOwners is built and operated by Langley Ventures LLC, a Texas-based small business. We were started after talking with pool service business owners who described the same problem over and over: they knew their best customers were homeowners with pools, but there was no good way to find those addresses at scale. List brokers wanted thousands for stale lists. Manual research didn't scale. Public records had the answer, but the data sat behind formats and tables built for tax appraisers, not marketers. So we built the bridge between the two. Pool service companies were our first customers, and they're still our focus.
